Safety

Safety and security is of the highest concern at 81 London. Below is the full description of what has been done to ensure personal safety:

Smoke / C02 detectors (SD):

  • all units are hardwired (no annual battery switch required)
  • unit SD-1 located in front of basement laundry room ceiling
  • unit SD-2 located in middle of main floor living room ceiling
  • unit SD-3 located in middle of upper hallway ceiling

Fire extinguishers (FE):

  • unit FE-1 located at bottom of basement stairs
  • unit FE-2 located at top of basement stairs
  • unit FE-3 located beside kitchen door
  • unit FE-4 located beside front door
  • unit FE-5 located at top of 2nd floor staircase

Fire safety inspection:

  • house has been fully inspected by Steve Whitehall of the Peterborough Fire Department on September 25th, 2013
  • evacuation / egress plan has been established

Closest city fire hydrant:

  • located on our front lawn

First aid kit:

  • a first aid kit has been supplied and is installed on the wall inside the basement laundry room

Electrical system:

  • new 100 amp panel with 15 amp “resettable” breakers
  • complete electrical system has been inspected by local master licensed electrician Barry Dunford and certified by ESA (Electrical Safety Association)
  • the 9.3 kW roof top solar panel system fully inspected and certified by ESA
  • 3 prong receptacles (plugs with ground wires) in all areas of the house
  • proper GFI (ground fault interrupt) receptacles installed in bathrooms & outdoor patio

Bedroom doors:

  • all bedroom doors are lockable (for security) with 2 keys provided

Front and side exterior doors:

  • both metal exterior doors use the same key with 2 keys provided
  • proper exterior lighting for both front and side doors

Basement exterior door:

  • metal basement door has an internal mechanical locking system only

Window egress:

Even though the house is over 150 years old and considered to be “existing non-conforming” to current (2013) building standards, I’m very please to say that our new, energy efficient windows exceed current National Building Code of Canada (NBCC) standards for light, ventilation and egress / emergency escape.

  • light ... window size exceeds minimum of 5% of room floor area
  • ventilation ... window size exceeds 3 sq. ft. minimum
  • egress ... window size exceeds 3.77 sq. ft. and 15” unobstructed minimums

Window blinds:

  • new 2” Hunter Douglas faux wood blinds have “split apart / break away” lift cords to omit potential chocking hazards

Dehumidifier:

  • basement dehumidifier installed to discharge excessive dampness into sump
  • reduces internal humidity / mould control during summer months

Sump pump:

  • new quiet (low dB) sump pump has been installed in the basement

Air quality:

  • mechanical furnace filter changed on a 60 day basis
  • complete duct cleaning every 3 years

Paint:

  • all walls, ceiling, doors and trim painted with low VOC water base paints

Furnace, A/C, HVAC:

  • yearly inspection and service provided by master licensed electrician Barry Dunford
  • hour counter installed to accurately calculate optional summer AC costs

Electrical appliances:

  • yearly inspection and service provided by master licensed electrician Barry Dunford

Gas appliances:

  • all gas fittings performed by local licensed gas fitter Justin O'Gorman of Gasworks
  • high efficiency gas water heater is about 3 years old
  • high efficiency gas furnace is about about 6 years old
  • both water heater and furnace exhaust discharge pipes inspected and installed to code

Plumbing:

  • new 3/4”, 1/2” copper plumbing and 1/2” PEX supply lines provide proper water flow to all fixtures
  • regulator to omit potential for scalding hot water
  • 50 gallon hot water tank ensures ample supply of hot water for peak demand (morning showers)
  • new toilets are energy efficient low flow units, requiring about 66% less water than old units
  • toilets are cleaned every 21 days for optimum sanitary standards

Stairs:

  • upper stairs covered with non-slip carpet
  • new basement stairs covered with non-slip rubber treads
  • improved natural lighting in both areas

Flooring:

  • non-slip ceramic tiles used in both new bathrooms
  • bathroom and kitchen floors are cleaned every 21 days for optimum sanitary standards
  • new proper non-slip outdoor carpeting installed in front of kitchen door

Recycling and garbage:

  • a custom external box (beside kitchen door) allows for neat and secure storage of all garbage, cans, bottles and recycling, as well as reducing kitchen clutter and potential odours

A truly "green" home:

81 London gets its electricity from a hydro generator located about 200 meters away.  A spinning turbine in the Otonabee RIver provides "clean" power with virtually zero CO2 emissions.  Our 9.3 kW "microFit" roof top solar panel system has been installed to "feed the grid" with clean energy. The energy efficient furnace, high efficiency water heater, new "low E" windows and doors, as well as insulated siding helps keep this house warm and cosy, with a greatly reduced carbon footprint.
